In negotiation phase

So far the following has transpired: 1. Changed price of lot from 11k to 14k. Stated lot is 42k sq feet and 1.oo per foot over price of a base lot. Could not get price of base lots. 2. Requested no carpet on stairs- can't be done. 3. Vent ILO microwave-no I must purchase an upgraded kitchen package and install microwave elsewhere in kitchen. Why? 4. Cannot have a high toilet installed even though needed for medical condition-take what we offer and then install your own.

Wrong Masonry/Worng Rock and mortar selection

I am currently writing this review to let people know that you should keep a close eye on this builder... They do have some stunning looking homes but issues will arise. I have a big issue with the rock color being yellow and not white. I brought up the rock selection a few times with pictures as the rock was not the color scheme we picked (While it was going up). I even had the sales rep provide the information which was Austin Chop/White before we went to the deco center to make sure this was the correct rock. I was very clear on the request, as we wanted it to look like the model home. Now we have submitted our complaint and our trying to have this reworked before the close of our home. Everybody has been great to work with but when push comes to shove, they need to make this right! I will update this forum once I have an answer of how they will rectify this issue. FYI-- This also seems to be a communication break down on the DECO Center...

Unhappy due to Customer Service with Arnold Adams in Arglye

Was in the market for a new home loved the area, the price is what made us look in Argyle. Everything is an add on the houses they are stripped down so base price looks good.

Lot premiums on every lot this was an interior lot no view was smaller in the rear due to the houses on each side. Was offered 7000 at the design center, 6000 for closing, 5000 to use where ever I wanted. I stated many times not paying for lot premium for this lot. Mr.

Arnold did the contract when it went to home office contract wasn't approved. He called on Tuesday night at 5.30 because he is off Wed. and Thur. and stated he needed to add the lot premium 5000 to the contract, I could just come by and resign.

We cancelled!!!!! Mr. Arnold stated we won't get our money back. Called home office did get back 3500.00 out of 4850.00 they kept 1350.00.

Can't write on this review the up and down feeling and the stress level due to this unhappy experience how many phone calls and time spent. Don't use there mortgage company it was going to be 19,000 to close, closing should be 3%.

After reading this I hope you decide to buy else where. Buyer be warned!!!!!

Manufacturing defect on my home

My experience with Gehan Homes. I bought a new home that was not built right.

So every time it would rain I would get water in my office. I have a balcony upstairs that I was told that the balcony was not built right that it had a manufacturing defect on it had my insurance company come out and tell me the same thing so gehan homes had their inspector come out and look at my house the inspector had told me the same thing that the balcony was not built right that there should never be tile on the balcony he was instructed to do a water test he refused to do it and told me he would not want to put more water into my home. So he left and told me to get back with Gehan homes about the way the balcony was built . So I give them a call again for the hundredth time it seemed like and several of emails .

So they ended up sending out the area manager which was Eric Miller I’ve missed two days of work I have been working in Midland had to fly home both days just for him to give me a quick five minute walk around my house to tell me no. But they were so admit that they did not put the tile on the balcony of my home that it was added after the fact. That they never put tile on their balconies homes that they build. So come to find out they did some investigation and so as I did myself and did find a work order form for tile that was put on the balcony by Gehan homes whoever they contracted to put up on my balcony.

And they still refuse to help me with this matter. Going to get a third party now to help me with this matter now.

Hello. My name is James Clark. My wife, Alice and I just closed on our home on 05/22/2018.

Our experience at the beginning was a pleasant one, but as we drew closer to closing the true colors of the sales, person Rhonda Alexander, began to appear.

There are too many issues to address in this space.

Also the area Project Manager was very condescending and unfriendly.

There were so many thing done wrong and when we address them, we incurred the anger of both Rhonda and Scott.

We did not get a Welcome Package and were given a host of generic keys to the home on the day of closing.

No one (except Chris Oneal) thanked us for our purchase or congratulate us on our new home.

instead of feeling welcome, we felt like we were the villians that had stolen a home.

I think Gehan Homes builds some of the best designed homes on the market and we are well pleased with our new home.

BUT, there are some minor thing that need to be fixed. BUT, it seems we are going to be getting the COLD SHOULDER.

WE ARE NOT VILLIANS. WE'RE JUST PEOPLE THAT WOULD LIKE TO BE RESPECTED.

After spending almost $400, 000. 00, we are surprised that our concerns are treated with DISTAIN.

We are not out "bad mouth" Gehan Homes", Truly, we want to tell everyone about our very nice home.,

Please help us do that.

Sure sounds like Wilshire Homes in Tessera, Lago Vista, Texas. Gehan and Wilshire both build here in Tessera. Sounds like maybe they are all very dishonest.

Since writing this complaint, GEHAN HOMES has addressed our concerns with above and beyond action.We most certainly feel that they've more than vindicated themselves.Again: accolades to the 'man in the field', Chris Oneal, who is always willing and helpful.This makes GEHAN HOMES a list topper for us. We have a son who almost ready to sell and buy and GEHAN HOMES is one of his list topper for buying consideration.

All our friends, thus far, like the home design and finish very much. So potential is high with them.THANKS TO STEVE OSBORNE FOR HIS QUICK RESPONSE AND CONCERN.Thanks Again to all concerned!Jim & Alice Clark

Update: within 48hours of this post I received a call from Gehan management and I explained the whole situation to them. They agreed to refund the earnest money deposit in full and within a week from then I received the check in the mailbox. Appreciate the swift response on this!

I signed a contract on Saturday 7:00PM, and after going home changed my mind and Monday morning 11:00 AM requested to cancel the contract. I AGREE - I was a first time homebuyer and shouldn't have done that. But this one guy - Charles (Chuck) Farham (Inverness Estate, Houston) - biggest liar on earth kept promising me that they will refund the money and kept trying to lure me to buy another house with them. After a lot of thinking and back and forth we did not end up buying a house. I submitted the 'Earnest Money' release form and he said they will mail the check to you. One week, Two week, Two months! Nothing. 3 emails, 3 phone calls, 2 VMs and ultimately going over to his office - "Oh yeaa they are not going to return the money". When I ask him to give me some contact to speak to about this - "Oh I dont have any number. Its the 'Management'!" You wont be building a castle with my $2000, but the claim you put on yourself of being the best in customer service is utter nonsense! You try to fool naive people and keep them in dark. This guy knew they were stealing from me and that's why kept trying to avoid me. I could care less about the money but you need to be human to do business as well. The Monday I walked in to cancel you could have said sorry but since there was a contract we could not refund it. But he kept fooling me trying to shove an overpriced house on me and claiming they will refund it for sure. You can be the best and most beautiful community in the country but you need to learn people skills and basic humanity to be successful. You can steal the $2000 for all I care but I got my lesson on how cheap and cheat builders can be.

Deceptive practices

I was interested in buying a home at Lago Mar in Texas City. While visiting the model home, Mr. Robert Olveda explained that the model home plan was not going to be built, but that a new plan very similar would be offered later. A few weeks later I met with Mr Olveda. He explained that the new plan was EXACTLY as the model home with ONE EXCEPTION: The office would be on the opposite side (to the right at the entrance instead of to the left). I explained to him that that issue was of no importance to me since my main interest was having enough light in the house and the windows in the back. He explained that the back of the house was going to be exactly as the model home.

During my appointment at the Design Center I was made aware of other significant differences in the home plan i was buying: No window in the back wall in the kitchen (as in the model home) and no bay window in the Master Bedroom (as in the model home).

Obviously I had been deceived. When I questioned Mr. Robert Olveda about the changes he omitted he said he was not aware because the plan was new.

Because the cancellation of the contract is due to the wrong information given to me about the house, I expect Hegan homes to refund my earnest money. However, Mr. Olvera says it is not refundable.

I have sent numerous messages and emails to houston gehan. And they just blow me off.

Will be contacting corporate in Austin. Donald here president is the rudest man who defending his employee for targeting me as I am not married. Will be posting the horrific story which legally he is responsible for damages caused to me by gehan employees. No one here at Houston office cares to return messages or emails.

They think I'm going to let them get off. Not happening. I will be heard. They need to be held accountable for being thiefs.

Cons and liars. No way in *** will I stay in this joke of a rip off house in balmoral. They brag on lies. 2 mos.

no wifi. No cable. No security. With cops having to be called here because crime here is so bad.

Centerpoint won't come without a police escort. Do not buy here. You will lose money. This place and gehan are all criminal based.

1600 hoa and have nothing. Not even a damn tv works here was lied to about that. And everything else. No security gates for another year.

Gehan rep lied said in January a couple weeks. Infuriated. They don't have the decency after buying from them to speak to me. No one knows anything they just work here.

I will continue to review until they speak. I don't think they want the details of what thier employee did next. But I will post because I know they don't care. I have a pile of mud for a front yard now after their builders just tore my property up without my permission.

Corporate will get a call tomorrow.

Beware gehan takes parts from empty homes to rig their defective spec homes they can't sell. No one wants junk.

Gehan homes contacted the right person and resolved this the same day infact within 2 hours we went on site met the construction head and he agreed to make the porch by railings all over. This was so positive and timely help...

We are closing tomorrow 11/30/17 at 2705 Hudson lane,Leander -texas 78641. Last day builder finishes his task with all mess and is so cool saying it’s okay if you don’t want to buy this house now.

Blames most of things to natural or codes. Our patio deck is 26.5” in height. He made 3 stairs instead of 4 just to avoid the guardrails and handrails. The first two steps are 6” and last one is 12”.

On asking why he says code. The code says no stairs can be uneven and above 30” we needs handrails and guard rails so for 3.5” he s fine putting our life in danger. Also backyard is place for kids and fun , I have one kid 5 year old and one just one year old and parents in their 70s. So this means the family can’t hangout in backyard as it’s dangerous and I can never let kids go out and play in patio or backyard.

Is this what we buy home for? Also on showing concern over closing the builder says it’s okay if u don’t want to buy. What a attitude. He didn’t do his work on time , didn’t have all this ready for third party inspection too and last day talks like this.

Also when we showed him our neighbor patio much lower than ours having rails the builder says he’s lucky and when we asked him we feel unfair , builder says just because others have it doesn’t mean u can? Why haven’t we paid all money? I request somebody to intervene and help us. I can also share the third party inspection report of 26 pages for your to Better understand the quality.

We love our home except for this scary patio deck..

I have asked Gehan homes not to install shutters that were never mentioned to me nor did I ever sign off or ask for them. It's a simple request asking them to fix their error. So far they are dismissing my request and simply don't care. I will keep all up to date if they install these shutters and ALL the other problems building with Gehan builders. It's a long list so I will wait until I have more time .

Refuse to refund 500 dollars after Gehan broke the sales contract!

We spent many months searching for the correct new home to purchase. We choice the dream house Laurel by Gehan which turned out to be a nightmare.

Gehan offered a "super shower" as a promotion. To make this shower before the foundation a form is dug out for a space to make a mud set shower. This was a major promotion and was why we purchased the house when we did. The promotion was one month only.

01/15/18 my wife and I went to see if Gehan had started doing anything. To our surprise the foundation was finished at first we happy. We walked the new area we found out no dug out space so no mud set shower which you step into could be made. Many other problems such as no space in the kitchen for a desk and all the frame was finger studs.

The house next door same model had no finger studs. We made many suggestions so we could keep this house or choice a different lot and start over. Gehan refuse take it or leave it. So we requested to get our $500 down payment.

We were told it would take 4-6 weeks.

After 2months I called the salesman who informed me I would get no refund. If you buy from Gehan you are taking a big risk and will not be treated fare.

one day after I wrote this letter I heard from Gehan. They agreed to refund my down payment.

Today one week later I just received a check which refunded my down payment. We are happy and agree this was only a misunderstanding.

Construction manager TYLER WORST

I would not recommend anyone to go with Gehan Homes. We are current Gehan Home owners, but the process was difficult and became even more difficult in gettting our warranty fixtures completed (which are still uncompleted).

We never got a second walk through before signing and was told the day of signing that we can walk through and see what needs to fix they can quickly do it. You are being rushed in the process and the contruction manager TYLER is useless. He can't answer you when you have a question except for the long pause he doesn't know what the *** to say or is thinking how to I say I don't give a *** Not my problem. When warranty time comes along he is no where in site or is making an excuse not to come to your house to do the repairs.

Gehan and many of the homeovers would agree that Gehan management is a joke.

They are not about customer service. All they care about is making money off their customers whether they are satisfied or not.

I had the same construction manager and wound up backing out 10 days before closing. I was gonna sue their *** for all my money back, but they gave it back after i got the inspection report.

These people are liars and crooks. If your construction manager is named Taylor, then you're screwed. New construction with water leaks that were painted over and found by the inspector,and a multitude of other issues. Do yourself a favor and find a good builder before you lose your money.

Never buy from huge liars at gehan Balmoral. This is my property and just did without my permission not one person from gehan responds to any messages or emails.

Been 2 months here no cable no wifi. I hate this place and their crap house. Lied to about everything here. Circuit panel blew after 2 weeks during a freeze.

They did not care. No one would call. I had to fight to get anyone to do anything. They should be sued.

Balmoral is a huge rip off. Faking people into lies. Do not think it's what your lied to about. Not worth half the cost.

Will bomb. As it is already. I'm out of here. Would never get near this place if you value your life.

You will need police escort. As centerpoint did one night.
