Very sad very stupid

we are so stupid as humans we want a big new home and we know its built bad but we still want it cause its new and new and well new. Not the fact that the roof is bad you have a infestation of mice ticks spiders bad bricks hidden mold foundation issues that will make this new home impossible to resale it.

I'm a home inspector you will never sell these homes without the buyer milking you for thousands.

News flash people, were at the top of our bubble in north Texas and our new homes will lose 20-30k by 2020 I guarantee it. My kids pediatrician dad is a wall street banker he is making margin calls and no one is paying.

Quality and Construction Issues

I purchased a pre-owned home built by Gehan in Little Elm. I have had nothing but problems with the house. Apparently the plumbing was ran from the attic and not from underneath the house. I have mold in the attic and water running down the inside of my home. Everywhere I turn I see poor workmanship. I would never suggest to any of my clients (I am a realtor) to purchase a home built by Gehan!! The workmanship on the walls alone are mediocre at best. The A/C workmanship in the attic surprises me it past inspection. Not sure who was inspecting the homes in Stardust Ranch at the time but somebody was sleeping on the job.

I just walked away from this builder for not building a home the way I wanted it. The sales representative was let go by Gehan.

I had a upgrade called above to below. It's where you can look from second story to living room. Gehan policy is to conduct a pre construction walk through prior to frame work. I was never given that option.

I had an entry door that cost 2000. The cost of the upgrade and upgrade deco door were added to my final price of home. The final price was sent to my mortgage company. I was charged twice for the upgrade, above to below.

The entry door wasn't going to be installed on home because they didn't order it. Gehan offered me free blinds for their mistakes, of course I didn't take that. I even offered to take a speck home that was the same home I was building. The price of the home I was building was 253,990.

The speck home was 279,400. They would not give me the speck home for the price of 253,990. I even attempted to negotiate three times. They dropped the speck home to 266,000 I countered with 260,000 and Gehan pay closing fee.

They said "NO".

I was told by Gehan the home I build wouldn't be marked for 253,990 but at a higher price. They wanted to make money off me at both end for a mistake they made.

Our Gehan Home is less than 4 years old. The windows Gehan installs are made of the cheapest materials. The glass is micro-thin (you will hear everything and heating/cooling is nono-exisitent) and the vinyl framing is already breaking down. BUT even worse is we have 3 windows which are leaking into the house. Our sheetrock is falling off the walls (pics attached - now are even worse). We’ve tried to contact Gehan; good luck. Calls go unreturned and they will only reply via email that, ‘your 1 year warranty has expired.’ We got the window manufacturer out and they confirmed the windows are strucuturally fine but the installation is not. Hmm....I wonder who installed them. So I’m looking at $5,000 to have windows re-installed.

We also had to have $700 worth of A/C repairs done as the installation of our A/C was done poorly. Several coolant lines were clearly pinched which grew into leaks. Our A/C bills soared unexpectedly until we had it fixed. Gehan Homes didn’t care to hear a word as ‘your warranty has expired.’ Hmm...who installed the A/C?

We continue to get squirrels and rodents in our attic. Climbing onto the roof it is very clear significant gaps were left between the roof line and easements and left unsealed. The gap is large enough I can fit my arm in it. Another $400 to fix all gaps.

I would never buy a Gehan Home again. They want to piece together a ‘structure’, get your money, and run. I have seen better construction out of TuffSheds at Home Depot. I tell every person I see/hear who is considering a Gehan Home to seriously rethink it.

Our new Gehan home has so many serious problems ! Do not buy Gehan home !

We bought new home from Gehan home about 3 years ago. From first year our ground had problems and roof needed be fix and now We had leak water from roof without strong wind.

the person fixed roof said We have more broken singles and comming out from your roof. We might need to fix whole roof or put new roof. We have lot of another problems also.Gehan did very poor job and used cheapest roof so they can make more money. they do not think buyers at all.

they did not want to work with you and they want to sell you and go to another person.

they do not think We have to live this house and We have a life. We do not know what we should do now We have to spend $10,000 more for new roof or what ?

Gehan Homes - House Construction Review

Bought from Gehan in May in Hickory Creek, Tx. Went through the whole process. The first time I have a serious problem with the house they weaseled out of the repair. Exterior faucet in the back yard somehow managed to freeze and start a leak despite being covered properly. I understand that sometimes pipes freeze, but this house is brand new, the faucet was absolutely covered with a foam housing from Lowes, and this is Texas not Ottawa. It only got to about 20 degrees. If the plumbing cannot survive a moderate freeze while properly covered something is very very wrong. The repair doesn't even look like it would be terribly expensive and they weaseled out anyway.

Gehan representatives stopped by a few minutes ago. After reiterating that the repair is not covered by the warranty, they offered to fix it anyway. Good to see them do the right thing on this.

Gehan Homes House Construction Review

This is the third time I have contacted Gehan about an unfinished area between my roof and back eave. Rats are running in and out, dragging insulation out, which is blowing all over the roof. Twice the company sent a representative, who agrees that it needs to be fixed. But never does anything. It's a shame, because I really like the house. Gary Abney

Poor Quality vs Other builder's

Gehan Homes says that they use tankless water heaters and there not. There 1 of the very few builders still using a 50 gallon tank water heater that's in your garage.

They say that they're using a 16 SEER a/c unit and there not. It's a 16 rated unit. So, it's still a 14 SEER unit with a 16 SEER condenser. That means that they can get away with saying there using a 16 SEER A/C unit.

A horrible builder an they treat there employees like ***.

I went thru 3 sales people and 3 builders when I built my home. Make sure that you do your homework and stay away from this company.

I recently sold a Gehan home as a real estate professional in Inverness Estates. I wanted to take a moment to express what a pleasure it was to work with Kenny Lavender. He was very patient with my buyers and was able to address all of their concerns. My first time home buyers were very nervous about building a brand new home and had a lot of concerns about construction. Questions like: quality, process, timing, and overall experience. Kenny and Gehan were able to guide us gently through the process. We picked a lot, scheduled a design visit, and started our journey. This process is not always smooth and we had a few set backs, but Kenny always found a great solution. I would HIGHLY RECCOMEND this builder!

Just because it's "NEW" doesn't mean it's perfect!!

After completion, and prior to closing we met, in the 'new' property, to go over the 'Homeowner Warranty' info. Basically, we were told Gehan is the BUILDER; if you have a problem with this call so-and-so; if you have a problem with XYZ, call ABC, etc....I thot....'WHOA....this is a 'NEW' home; why should I have trouble with ANYTHING??' I told Gehan I MUST get the place inspected BEFORE the closing; the inspector found SO MANY deficiencies, that the closing was move back some THREE WEEKS so Gehan could correct the deficiencies...I also paid the inspector an additional fee to follow up and sign off to insure the deficiencies were in fact corrected properly. MONEY WELL SPENT!! I had some other issues, but by and large GEHAN did a credible job overall.

Foundation Problems and Overall bad Customer Service

I purchased my very first home three years ago from Gehan Homes in McKinney - Robinson Ridge Phase 1. They are wonderful during the sale but after sale is simply terrible. I actually filed a BBB complaint against them and will be doing so again today. They change construction superintendents like some people change their clothes due to the number of complaints they receive. My home I believe has serious foundation issues and prior to my year warranty expiring I had two of their representatives come look and lot my home as the ground was falling away from my foundation. My home/lot is somewhat elevated and I was concerned by what I was seeing. They said it met company standards and there was nothing they could do. Now I'm seeing cracks in my kitchen tile...my hardwood floors are now separating and my stone wall between my kitchen and living room is cracked from floor to ceiling. I am so upset and this was my dream house that has now turned into a nightmare. My sense is they will do nothing about it. Their workmanship is shoddy and I would NEVER purchase another home from them again so buyer beware

I have been working with Gehan homes in Houston tx for a while now and I have recently had a meeting with the lady who is in charge of the payments for the contractors and she has had an untorable attitude. She stated that she's going to pay what she wants and she doesn't care what contractors and builders struggle through. I tried to explain why I need my payments and she simply said she didn't care and she can do what ever she wants. I have worked with many companies and Gehan Homes is one of the worst.

We bought our home in the Westwood development, we bought

the beams in our new home based on what we bought by seeing the upgrade in the model, it was stained and varnished pine but we got rough cedar. The builder chooses to ignore this matter.

The home was very dirty when we took possession and the quality of workmanship is sub-par. The painters and drywall crews did a sub-par job as a matter of fact the whole house is sub-par. I put signs up on my garage warning people about Gehan homes, three people two supervisors and Vicky from the model stopped by real fast not to resolve the issues, she came down and yelled at me and was very unprofessional. Seems all this builder cares about is getting you to sign off and take possession of your home and then you have to fight them.

They sold us a lot they didn't own and have heard stories from other buyers of similar things, like they couldn't build the house they wanted on lots they sold them. They seem to be very dishonest and only care about their profits.

I put my signs up only two days ago and haven't heard any Gehan home owners happy with them. I can go on for ever about this builder but the best thing I can tell you is DON'T build your new home with them YOU WILL BE SORRY

Tried to purchase a Gehan home at $319,990 once we showed interest they bumped up the price 10K and try to say its because of demand and low supply. Its just them trying to get you to over pay for their *** product.

They also said i HAD to use their lender because all their appraisal people are bought to appraise high as the price is. They also wanted me to give $5000 of earnest money instead of $3500 so they can guarantee me that i will get the house and they will not sell to anyone else. These people are all about getting your money and nothing else.

Stay away as far as you can from this builder, there are other options out there, i am glad i did not agree to their terms and got screwed over as well. Especially now that i see their reviews are horrible.
