Gehan - Pflugerville, TX - Design Center Selections
If you build a home with Gehan, the design center deposit is non-refundable. You can take all the pictures you want of your selections and it does not matter if they install something completely different from what was selected.
Its *** too bad if it does not match.The granite countertops installed are 90% black-darker than the granite sample shown at the design center. The design center sample is 90% gold. So basically, how can you pick a cabinet when you don't have the proper granite sample or even the opportunity to select your own granite slab.
Basically, the President of this division said that they would not replace my granite eventhough it looks nothing like what I was presented in the design center and I would have to pay them full cost to choose another granite. In other words, *** LADY!!!!!!!!!! BE CAREFUL WITH YOUR SELECTIONS...

Home Purchase Review
Don't purchase a Gehan home
My wife and I were really excited to buy our first home, we saved our money (which wasn't easy), saw a model home we feel in love with. As the house was getting built we already had issues with framing and just over all very bad workmanship.
They promote these model homes that look amazing, and sell you a very low quality home.
That to me is false advertisement, I want the type of home you promote, not a home full of issues. Our dishwasher leaked, bad wood work, paint issues, someone turned out sprinklers off and out grass died.

Don't Stand Behind Their Work or Warranty
Bought this house brand new in August 2012, so you can imagine my surprise when, during a severe rain storm, I found water running down one of the smaller bedroom walls from a seam in the ceiling. This house is less than two years old. There should be no water running down walls when it rains.
Gehan Homes sent out their roofer to identify where the leak was coming from; he banged around on the roof for about an hour on a scorching Saturday afternoon, but told me afterward there was nothing wrong with my roof. Everything looked fine. I thought that was suspicious. Why an hour's worth of banging if everything looked fine?
So Gehan Homes then suggested it might be an issue with plumbing, even though this is a one-story home with nothing but the attic above the bedroom that suffered water damage. I was embarrassed to even call the plumber, but I did, and the plumber confirmed what was so obvious to begin with; it was definitely not a plumbing issue.
Gehan Homes is insisting it's NOT a roofing issue and has refused to do the necessary repairs to the damaged sheet rock in that bedroom. I guess that rain just blew right in through the exterior brick? I expressed concern about mold, but was told that if I keep my AC running, "mold shouldn't be an issue". I expressed my disgust at such a shoddy way to do business, but the person I was dealing with just talked over me. Over & over he talked over me. He never shut up. Justification. Excuses.
I barely was able to get a word in edgewise, only when this Gehan "supervisor" came up for breath; terrible customer service skills, even worse telephone etiquette, and quite frankly, probably a bit too young to be in a supervisory position to begin with. Seems to me that Gehan Homes has a revolving door of employees and staff, as I've never been able to deal with the same person twice, and each new person seems to be worst than the last. Everybody from low grade office staff who handle emails to "supervisors" like this clown.
My advice? Take your business elsewhere. Save yourself the frustration.

Earnest Money
I had a similar issue with my earnest money deposit. When I did not choose Gehan's finance company, they would not refund my 2K deposit.
There was a major difference in the appraisal by my lender and the value presented by Gehan’s lender. Gehan would not lower the price of the home to meet my lenders specifications. My attorneys advised me to offer to split the funds 50 - 50. That would not agree.
In order to resolve the issue, I purchased a Gehan home in a different community with a more favorable sales representative. My money was transferred to the new purchase. This was not my preferred choice; however, the new sales guy was awesome. He offered me several discounts and incentives not previously presented by my first sales-person.
At closing, I discovered that he was forced, against his will, to split his commission with the cricket sales team. Shortly after my purchase, he resigned. The original home remained on the market for an additional six months before Gehan finally lowered the price of the home.
If this was done in the beginning, I would not have this story to tell. That was my preferred choice anyway.

I signed a contract with Gehan at Cypress Trails,Houston and with in 15 days due to my work case I have to relocate to Florida, when I ask for Earnest money refund, they claim they refund only when I lost job or loan dint go through. They say my case falls under default cancellation of contract.
In my case even design center appointment are not even completed or anything..nothing was done.
Apart form that sales lady was absolute rude and have no concern towards the customer.
Is Gehan solely making money of earnest money or what? other than concentrating the building quality?
I feel I was being ripped off...Gehan behaves sweet before contract and awful after the contract.
This company is total rip off...I would ever ever refer to anybody about Gehan.

Unrefundable earnest money
Like most people said. I was told to put down earnest money 1.5% of the total instead of the usual max 2000$ and I was told that it is 100% refundable.
Eventhough I used their vender and was told I was prequalified for the loan, I didn't want to sign the contract nor putting earnest money unless I actually talked to the loan officer. But it seemed like their loan officer was unable to reach out even the last moment signing the contract with a confirmation that it will be 100% refundable. Eventhough it turned out later that I was not able to obtain the loan. They would not give back the earnest money.
Must be extra becareful when dealing with this company. Do not use their vender nor putting earnest money without having your agent with you. This is my first time! I wish I have done more researches and read all the reviews.
Do not trust them. They do lie just like other reviews!

Well it sounds to me maybe you just need to find a different "route" home everyday, that way you don't have to pass by the house and feel bad for the neighbors, Stop with the high school gossip already!!!!!!.
Shouldn't you be asking why is the complainers home set back so far and turned unlike the other homes in that cul de sac?? Sounds to me like a bad decision was made by the homeowner and now they are looking for someone else to blame.
There are always two sounds to a story, you should seek both before agreeing or disagreeing with this complaint. If any wrong doing was done by Gehan Homes why wasn't it stopped by the consumer through a court of law???? Maybe because the builder did nothing wrong.
You should never expect a developer to leave a piece of property vacant just because someone tells you a home won't fit. Obviously a home did fit and it is finished and looks beautiful.
John....The homeowners of the original house were there since 2012 and was told by developers that the neighboring lot would be an easement due to not being enough feasible space for properly building a home. The original builders went bankrupt and sold remaining properties to Gehan which then decided they wanted to make an extra buck by building on that piece of property.
Gehan is showing no regard to the wellbeing of the neighborhood and especially the homeowner. Can you imagine trying to sell a $350k house that sits directly behind another house?
Complete Fail on the part of Gehan!! They may not be breaking any codes but they are showing No ethical values whatsoever.
I agree. It does not sound like the fault of Gehan Home that a home was built in the back of there home. What if the Gehan home was built first?
The homeowners should be angry at their builder for building their house to far back and then lying and saying no house would be built there. o
