Gehan - Pflugerville, TX - Design Center Selections

If you build a home with Gehan, the design center deposit is non-refundable. You can take all the pictures you want of your selections and it does not matter if they install something completely different from what was selected.

Its *** too bad if it does not match.The granite countertops installed are 90% black-darker than the granite sample shown at the design center. The design center sample is 90% gold. So basically, how can you pick a cabinet when you don't have the proper granite sample or even the opportunity to select your own granite slab.

Basically, the President of this division said that they would not replace my granite eventhough it looks nothing like what I was presented in the design center and I would have to pay them full cost to choose another granite. In other words, *** LADY!!!!!!!!!! BE CAREFUL WITH YOUR SELECTIONS...

Proof of Gehan Homes Unethical building practices.

I saw several requests for information about Gehan Homes building practices and reviews about Gehan Homes in the Houston area, so I thought I would share a Facebook page that I came across. The Facebook page is "Gehan homes upsetting neighborhood". I pass this home everyday and just feel so bad for the home owners next door. Gehan is practically building a home in their neighbors front yard. Shame on Gehan homes for doing something like this to a family. The community petitioned this house before they started but the developers and the builder did not budge. If Gehan is willing to do this in broad daylight (literally) to families in a community that they are a builder in, one can't help but wonder what would Gehan hide when building a home when the buyers are not around.

Well it sounds to me maybe you just need to find a different "route" home everyday, that way you don't have to pass by the house and feel bad for the neighbors, Stop with the high school gossip already!!!!!!.

Shouldn't you be asking why is the complainers home set back so far and turned unlike the other homes in that cul de sac?? Sounds to me like a bad decision was made by the homeowner and now they are looking for someone else to blame.

There are always two sounds to a story, you should seek both before agreeing or disagreeing with this complaint. If any wrong doing was done by Gehan Homes why wasn't it stopped by the consumer through a court of law???? Maybe because the builder did nothing wrong.

You should never expect a developer to leave a piece of property vacant just because someone tells you a home won't fit. Obviously a home did fit and it is finished and looks beautiful.

John....The homeowners of the original house were there since 2012 and was told by developers that the neighboring lot would be an easement due to not being enough feasible space for properly building a home. The original builders went bankrupt and sold remaining properties to Gehan which then decided they wanted to make an extra buck by building on that piece of property.

Gehan is showing no regard to the wellbeing of the neighborhood and especially the homeowner. Can you imagine trying to sell a $350k house that sits directly behind another house?

Complete Fail on the part of Gehan!! They may not be breaking any codes but they are showing No ethical values whatsoever.

Gehan Homes - Gehan Home Review from Buda, Texas

I have recently purchased a gehan home in buda texas. These are the most unprofessional people I have encountered. I have had the unpleasant experience of dealing with an individual by the name of Chris (one of their superintendents). You may like the way the homes look, but be sure to pay attention to the little details, because they will not. After the sale they treat you much different and often lie. Buyer beware.

My husband & I walked the area this passed weekend. We fell in love with the homes.

We want to purchase one too. Is this a bad builder?

Its so had to believe, we drove around the neighborhood and it looks so clean & beautiful. Please advise.

If you are a Realtor, be sure and make sure you have your clients paperwork finalized before sending them to look at new homes with Gehan. They convinced my soon to be client to use "their" realtor to save money that they wouldn't save otherwise.

Don't purchase a Gehan home

My wife and I were really excited to buy our first home, we saved our money (which wasn't easy), saw a model home we feel in love with. As the house was getting built we already had issues with framing and just over all very bad workmanship.

They promote these model homes that look amazing, and sell you a very low quality home.

That to me is false advertisement, I want the type of home you promote, not a home full of issues. Our dishwasher leaked, bad wood work, paint issues, someone turned out sprinklers off and out grass died.

Maybe you turned the sprinklers off and just need to complain about it. If you noticed your grass was not being watered maybe you should have taken your lazy butt outside to see why.

Beware of Gehan Homes

Gehan homes are the worst home builders I have come across. They are very manipulative and given the slightest chance, they don't hesitate to cheat you. There are numerous cheating cases filed against them they are fighting in court. Their ratings are one of the lowest in the industry. They are known for fraudulent practices right from the contract signing to the closure. It's very unfortunate that there are such builders in the industry. Beware. they do not use quality materials and when you ask about it they don't respond. I wonder why they are even allowed to operate. I have filed fraud cases and cheating cases against them. It's in court now. If you want a good home buying experience, DONT BUY HOME WITH GEHAN HOMES!!!!!

I will to express the same as other customers, never ever in your life choose Gehan Homes. Beginning with the customer service is very, very poor. They end up treating the customer like if they are a PULPERIA not the company they say they are.

Gehan Homes - Unprofessional builder

Gehan Homes' workmanship is terrible and you should always walk and inspect your house while being built. I bought with them couple yrs ago and my building experience was a nightmare. Luckily, my sales professional at the time, Summer Awad, made a world of difference for me! She'd really go above and beyond for her customers and I've heard the same from many neighbors in my community who have bought with her. She even assisted me on her days off! I'd not have walked away and not closed on my house if it wasn't for her superior customer service, amazing & professional personality and extraordinary effort!

Gehan - Get it in writing

Warranty issues continue after months in our new home. Minor issues fixed quickly while other larger problems drag on and on. Be sure to get any repair requests in writing prior to close. Don't trust that they will fix it based on verbal commitments. The harder we pushed, the less we got accomplished. If you don't get it in writing, don't assume it will be taken care of. We read these types of reviews prior to purchasing, thought we were prepared. We were wrong. Learned our lesson the hard way. Hope this review helps other unsuspecting first time home owners.

Don't Stand Behind Their Work or Warranty

Bought this house brand new in August 2012, so you can imagine my surprise when, during a severe rain storm, I found water running down one of the smaller bedroom walls from a seam in the ceiling. This house is less than two years old. There should be no water running down walls when it rains.

Gehan Homes sent out their roofer to identify where the leak was coming from; he banged around on the roof for about an hour on a scorching Saturday afternoon, but told me afterward there was nothing wrong with my roof. Everything looked fine. I thought that was suspicious. Why an hour's worth of banging if everything looked fine?

So Gehan Homes then suggested it might be an issue with plumbing, even though this is a one-story home with nothing but the attic above the bedroom that suffered water damage. I was embarrassed to even call the plumber, but I did, and the plumber confirmed what was so obvious to begin with; it was definitely not a plumbing issue.

Gehan Homes is insisting it's NOT a roofing issue and has refused to do the necessary repairs to the damaged sheet rock in that bedroom. I guess that rain just blew right in through the exterior brick? I expressed concern about mold, but was told that if I keep my AC running, "mold shouldn't be an issue". I expressed my disgust at such a shoddy way to do business, but the person I was dealing with just talked over me. Over & over he talked over me. He never shut up. Justification. Excuses.

I barely was able to get a word in edgewise, only when this Gehan "supervisor" came up for breath; terrible customer service skills, even worse telephone etiquette, and quite frankly, probably a bit too young to be in a supervisory position to begin with. Seems to me that Gehan Homes has a revolving door of employees and staff, as I've never been able to deal with the same person twice, and each new person seems to be worst than the last. Everybody from low grade office staff who handle emails to "supervisors" like this clown.

My advice? Take your business elsewhere. Save yourself the frustration.

Wow! I recently purchased in Cypress Trails and I love my Gehan Home and the sales lady was amazing. She followed up even on her days off, if she didn't know my questions she found out for me. This was our first home so it was nice to know someone was helpful and made it easy for us. There were times we didn't get the answer we wanted to hear but she at least tried. So maybe she wasn't rude, maybe she just couldn't give you the answer that you wanted to hear. Based upon the customer service I received from her, the lender and the construction I am so in love with Gehan Homes!! You cant please everyone!

Earnest Money

I had a similar issue with my earnest money deposit. When I did not choose Gehan's finance company, they would not refund my 2K deposit.

There was a major difference in the appraisal by my lender and the value presented by Gehan’s lender. Gehan would not lower the price of the home to meet my lenders specifications. My attorneys advised me to offer to split the funds 50 - 50. That would not agree.

In order to resolve the issue, I purchased a Gehan home in a different community with a more favorable sales representative. My money was transferred to the new purchase. This was not my preferred choice; however, the new sales guy was awesome. He offered me several discounts and incentives not previously presented by my first sales-person.

At closing, I discovered that he was forced, against his will, to split his commission with the cricket sales team. Shortly after my purchase, he resigned. The original home remained on the market for an additional six months before Gehan finally lowered the price of the home.

If this was done in the beginning, I would not have this story to tell. That was my preferred choice anyway.

Gehan Homes Shoddy Work

This is perhaps the worst construction of a home I have experienced in my 63 years. Gehan Homes does not appear to really care about the shoddy work done by their sub contractors. Cabinet doors screwed in so tight that they were cracked and it took the vendor 4 or 5 trips before the got the repair correct, bath and washer drainage clogged due to builders not caring to clean up after caulking, landscaping...sod placed over trenches that were not filled and now the recent rains are causing sink holes in the yard, insulation problems....the list goes on.

Consider your earnest money gone!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

I signed a contract with Gehan at Cypress Trails,Houston and with in 15 days due to my work case I have to relocate to Florida, when I ask for Earnest money refund, they claim they refund only when I lost job or loan dint go through. They say my case falls under default cancellation of contract.

In my case even design center appointment are not even completed or anything..nothing was done.

Apart form that sales lady was absolute rude and have no concern towards the customer.

Is Gehan solely making money of earnest money or what? other than concentrating the building quality?

I feel I was being ripped off...Gehan behaves sweet before contract and awful after the contract.

This company is total rip off...I would ever ever refer to anybody about Gehan.

Absolutely agree with the prior comments. I just put 8000 down as earnest deposit on a 480K home in Frisco, TX (Willows at Arbor Bay), brand new home single storey by Gehan Homes.

I had to cancel in less than 7 days due to personal issues that came up and Gehan wouldn’t even give back some of the deposit money back!! I didn’t even have the inspection walk through done yet, difficult to work with and not accommodative, please think twice before buying any Gehan home....not worth it...

I totally agree!!! I am going through the EXACT thing now; it's just 7 days in between.

The sales person changed from sweet and kind to cold and uncaring.

I do understand when there is money spent on permits; however, in 7 days hardly think permits are purchased.

It takes much longer to get permits from the city. The portion of the earnest money used to pay support staff should not be allotted accordingly.

I had a similar experience with ROBSON Homes (ROBSON Ranch) in Tucson, Arizona. Nothing related to building or plan check submittal was ever done (by ROBSON) and they had my earnest money for 18 months before I had to request a refund due to a personal situation. The lot was still vacant and I had not even been to their design center. Additionally, I was then told by ROBSON that I could not attempt to sell the lot as the purchase was never completed and that the monies held were simply a non-refundable deposit. So they held and then kept my money but I did not own the property until a home was built on it and escrow had closed. Oh, and for any ROBSON supporter wishing to contradict my comment, the lot I purchased was in a future construction phase where construction was not scheduled for 18 months so I did not stiff them with inventory, they took my money and never looked back and I have heard this from other persons that went thru the same thing with ROBSON.

What a bunch of greedy, money hungry *** My earnest monies was substantial and I would have been content to get a portion of it back but NO, the bastards at ROBSON refused to refund a cent!!

I will never visit a ROBSON community and this is a warning to everyone, don't sign anything with ROBSON even though they will try and sweet talk you into buying their product.

Other builders that I have talked to (Del Webb), have a refund policy if you cannot commit to a purchase providing that the potential buyer cancels in a specific time limit.

I've worked for a few builders and enjoy reading some of the reviews. Some of the complaints are legitimate...

this one is not one of them. The builder spends money initially on the permitting process, as well as internal work in their corporate office getting your home ready to be built. $3,000 doesn't nearly cover their time.

I am in no way a Gehan apologist... actually just the opposite.

But you are asking the builder to build the home you want, on the lot you want, with the structural options you want.

Now they have $3,000 and are stuck trying to sell your structural selections.

Totally agree, they are like you said after they have got you on the contract with the deposit earnest money!!! I have the same issue.

You need a lawyer. They will ignore you completely and you would not be able to contact anyone not even the sale manager!! Need to read the contract carefully with Gehan homes! I wish I read all these reviews before, if I did I wouldn't even step in their sale office.

Beware of this company!!! They are on the business aiming only first buy home customers! Watch out their short sale and that is when they got you down quickly without you having enough time to a thorough research about their company!

Don't ever listen to their words. They lie!!

Has anyone had a bad experience with any of the Gehan Homes Communities in San Antonio? I like way their homes look but I heard from a couple who recently purchased a Gehan Home thatvtheir experience has been a nightmare. I really like Gehan Homes but would like to get some feedback before I make a decision.

Gehan is not a good builder; we had so many different construction managers, it is no wonder that they can't keep their story straight and now half of the paperwork is missing too. DO NOT BUY FROM GEHAN. I REPEAT, DO NOT BUY FROM GEHAN!!!!!!!!

I hope its not too late, but don't buy a Gehan Home. We purchased one 1 year ago and their warranty service is a joke.

We tried numerous time to get warranty repairs just to get a run around from them. We are considering hiring an attorney and filing suit against them.

Don't do any business with Gehan, they are cheaters. At the beginning they give you good customer service, but after they take your down payment they cheat on you.

They verbally promise you to do the changes you want but after you sign a paper you lose. They are retarded and forgot what they promised. Their construction work is unacceptable, they do not supervise the daily work the labors do in your home and they tell you to wait until the last day, they get mad when you tell them to repair the miserable work they do. People do not trust them.

I can provide lot of picture of the bad and chip work they do. San Antonio has very professional builders, GEHAN ARE CHEATERS CHEATERS..

Unrefundable earnest money

Like most people said. I was told to put down earnest money 1.5% of the total instead of the usual max 2000$ and I was told that it is 100% refundable.

Eventhough I used their vender and was told I was prequalified for the loan, I didn't want to sign the contract nor putting earnest money unless I actually talked to the loan officer. But it seemed like their loan officer was unable to reach out even the last moment signing the contract with a confirmation that it will be 100% refundable. Eventhough it turned out later that I was not able to obtain the loan. They would not give back the earnest money.

Must be extra becareful when dealing with this company. Do not use their vender nor putting earnest money without having your agent with you. This is my first time! I wish I have done more researches and read all the reviews.

Do not trust them. They do lie just like other reviews!

You should take them to small claims court. Earnest monies should be returned if you don't qualify, especially through their lender.

Did you read the contract? NEVER sign one without doing so no matter how nice the salesperson (s) are to you for any purchase is my advice.
